How Ownership Works

  • No, Spirit Ridge Resort is a fractional ownership. Each unit is divided into four quarters, and each quarter receives 13 weeks/year of access to either stay on the property or to put the weeks into the professionally-managed rental pool.

  • Each quarter is allocated a two-week time slot on a rotating basis, so each quarter owner will have weeks throughout the year. A copy of the 2024 (current) rotation schedule can be found here and a copy of the 2025 schedule is here.

  • If you wish to stay at the resort outside of your allotted dates, you will receive a special discounted owner rate.

  • You will not be charged a nightly rate when staying during your scheduled weeks, but you will be subject to a cleaning fee upon departure. The cost of this fee does not depend on the number of nights (one night and fourteen nights have the same fee), it depends on the size of the room. Different room sizes have different cleaning rates.

  • As Spirit Ridge Resort is a full-service hotel, a minimum of six months’ notice must be provided if you wish to stay in your unit during peak season. Otherwise, the unit will be subject to availability, and you may find that you will be placed in a different unit or that the resort is sold out on those dates.

  • Keeping your unit in the rental pool during high revenue generating days will help drive your profit during the busy season. Because expenses are allocated to your unit for the days you are in rotation, it is important to understand that by using your unit you reduce the revenue that is generated and therefore may not cover the expenses allocated for any rotation period. Book your stays during shoulder season (September – May) and try to stay with a Sunday – Thursday pattern, leaving prime revenue generating days in the rental pool.

  • Based on the current Rental Management Agreement, rental pool expenses will be charged for the days your unit is in rotation on the owner calendar. Eg. 14 days in rotation in July will be charged for 14 days of expenses (whether in you are using your unit or not).

    When an owner is using the unit, it is removed from the rental pool and therefore not generating revenue to offset expenses.

  • Based on the current RMA structure distributions are scheduled semi annually and due within 45 days of a quarter ending. The distribution for the Q1/Q2 time frame will take place by August 15th and the distribution for the Q3/Q4 time frame will take place by February 15th of the following year. Distributions are only made when your account is in a positive balance.

  • All outstanding balances at the end of the year, shown on the December statement, will be sent an invoice for payment by Feb 15th. Payment of that invoice is due within 30 days of receipt.

  • Fees are due on the 1st of the month, unless the 1st falls on a weekend or statutory holiday.

  • Please email spiritridge.ownerres@hyatt.com as this will reach our in house reservations team who handle all owner reservations. The turn around time for confirmation of reservations can take up to 48 hours and once your reservation is made you will receive a confirmation email from our reservations team. Emailing any other department or email address may cause delays in your request being confirmed.

  • A six month advance booking is required to be guaranteed your unit.

  • The hotel may be sold out of your room type because of a group booking or high occupancy dates, particularly in the May-Sept time frame. We will do everything we can to accommodate you in a similar room type, however it is possible that an upgrade fee will be applicable.

  • We have a detailed upgrade chart attached to this document that outlines the upgrade fees for each room type. Please keep in mind an upgrade to a different unit can only be done within six months of the departure date of your preferred stay dates, this allows the existing owner to still book their unit within the six month booking window.

  • At any time during your stay if you require additional supplies such as coffee, laundry detergent, towels, garbage bags, garbage picked up etc., we are happy to provide that free of charge. If you require a full cleaning of the unit, you will be charged the owner cleaning fee that is relevant to
    your unit type. We ask that if you have garbage that requires disposal to please contact the front desk so they can send someone to you room to collect, please do not put garbage in the hallways.

  • We are a dog friendly resort. For owners staying in a pet friendly designated room, there are no additional fees. PLEASE NOTE CATS ARE NOT PERMITTED.

  • Having a dog in a non pet friendly designated room is not permitted. If you are travelling with your dog and your unit is not designated as pet friendly you will be required to book a unit that is designated as pet friendly. If the same room type as your unit is not available in a pet friendly unit, you will be required to upgrade to the unit that is pet friendly. The fee for having a dog in a non pet friendly room is $250 so that the room can be deep cleaned before another guest checks in.

  • For the security of your personal information we do not keep credit cards on file and therefore you are required to provide a credit card for all reservations, including Interval deposits, to cover the owner departure cleaning fee. We cannot make an Interval reservation without a credit card being provided.

  • Yes, property taxes paid to the Osoyoos Indian Band are due every year before July. Even if you live in your unit the majority of the time, you will not qualify for the Homeowner's Grant as all units at Spirit Ridge are classified as resort properties. However, you will find that the property taxes are significantly less than those on other homes in the area.

  • As Spirit Ridge is classified as a resort property, it is highly unlikely that you will be able to secure a mortgage for any purchase made.

  • Spirit Ridge Resort partners with the Osoyoos Indian Band to lease the land. The current lease expires in 2101.
